How the transition works
Three phases, in this order — and the order is the part most people get wrong
Call a hauler first and you pay someone to throw away what could have covered the cost of clearing the house. Sell first, clear second, clean last. That sequence is most of what we do.
Phase one
Estate sale and liquidation
What has resale value gets sold before anything is cleared — through a live or online sale, or a direct buyout when speed matters more. Handled by vetted liquidation partners.

Phase two
Post-sale clearance and hauling
Everything the sale did not move — furniture, the garage, the basement, what nobody in the family wants — is removed, with donations routed to local charities rather than the landfill where possible.

Listing-ready final clean
The empty house gets a full interior clean so it can be photographed and listed, instead of being handed over swept and left at that.

Our part is that nothing gets dropped between the phases. A standard estate sale engagement ends when the sale ends — the house is still full, and clearing it is a separate job the family usually has to go find on its own. We line phases two and three up before phase one starts.

Managing an estate from out of town?
You should not have to take a week off work to stand in a driveway and let three sets of strangers in. We handle the keys, the scheduling, and the walkthroughs, and you hear from one person — not from a liquidator, a hauling crew, and a cleaning company separately.
You will know what is happening at each phase and what is left to do. If there is a closing date on the calendar, tell us at the first call and we will build the sequence backwards from it.

What families ask first
Do you do the work yourselves?
No. Heritage coordinates the transition and matches you with the people who do each part — liquidation, clearance, and the final clean. We stay your single point of contact from the first call through the last walkthrough.
Who pays you?
The providers do. Heritage is free to families. We say so up front because it is the first thing worth knowing about how we work.
What happens to what does not sell?
That is phase two, and it is where most families get caught out — a standard estate sale engagement ends when the sale ends, and clearing the rest is a separate job at a separate price. We line it up before the sale starts so there is no gap and no second search.
What if the house has very little worth selling?
That is common and it is fine. Some estate sale companies decline a house that will not meet their minimum, which leaves the family with no plan at all. Tell us what is there and we will match to the situation rather than to what sells.
Can we start before the court appoints me?
It depends on the state and the type of administration, and it is worth getting right rather than guessing. Missouri and Illinois differ on what a personal representative may do without going back to court. Tell us where the property is and where you are in the process.
Are the providers insured?
Heritage is a referral service and does not perform the work, so we carry no trade coverage ourselves. We confirm that the providers we match carry their own before we match them, and you should confirm scope, pricing, and coverage directly with the provider before authorizing work.
