Six questions to ask before you hire

Are you insured, and can you send proof?

A legitimate provider carries general liability insurance and can email a certificate on request. If a crew is in the house lifting heavy furniture and something breaks — or someone gets hurt — an uninsured provider leaves the family holding that risk.

Do you run background checks on the crew that shows up?

The person answering the phone often isn't who walks into the house. Ask specifically whether the crew, not just the office staff, is background-checked.

How do you price the job, and is it in writing?

A provider should be able to explain whether they're charging a flat scoped rate, hourly, or by truckload — and put it in writing before work starts. Vague verbal estimates are how final bills come in double the number mentioned on the phone.

What happens to items that get donated, sold, or discarded?

Ask directly where donated items go, whether there's any resale involved, and how disposal is handled. A provider should be transparent about this, not evasive.

Can you provide local references or reviews I can verify?

Ask for two or three references from jobs in the last few months, not a general reputation claim. A provider doing real local work should have no problem connecting you.

Who is actually on site — is work subcontracted?

Some outfits book the job and then hand it to a subcontractor you've never vetted. Ask plainly whether the crew that quotes the job is the crew that does it.

Red flags — walk away if you see these

  • Refuses to put pricing in writing, or won't explain how the final bill is calculated
  • Can't produce proof of insurance when asked directly
  • Pressures you to sign or pay a deposit same-day, before you've had time to compare
  • Wants full payment up front, before any work has started
  • Vague or evasive answers about who is actually doing the work
  • No verifiable local reviews, or reviews that all read as generic and recent
